A Really BIG Project

You think your project is big? How about moving a 2-condo building, replacing the foundation, renovating the ground floor, then rehabbing the exterior?

The problem : This double condo unit, more than 6000sf of combined living space, was sinking badly due to problems with collapsing fill below the foundation, making it virtually uninhabitable.
The solution : Gut the fully finished basement/walkout level. Disconnect all services to the first and second floors. Separate the building from the old foundation and move it forward app. 50 feet. Tear out the old foundation, excavate and replace the bad fill, pour new cement footings, move the building back in place, pour the new foundation walls and floors beneath it, rebuild the entire lower level and then, for good measure, re-side and re-trim the exterior. Stewart Barker Builder, LLC provided all the demolition and construction services, and supervised the moving of the building and the construction of the new foundation. What a HUGE project !

Work began with the demolition of the entire finished walkout/basement level. This included removal of two spa rooms, gutting the finished interior, salvaging critical components, and disconnecting all building services (plumbing, heating, electric, etc.) In a building this size, this was no small undertaking, requiring the services of the entire crew for nearly two weeks.

Once this phase was completed, the building mover was called in. The building was jacked, placed on cribbing, and steel rails were positioned underneath for the building to 'ride' on.

It takes a lot of horses to move a building of this size, and this big excavator was up to the job. Amazingly, the building was pulled along the steel tracks to it's temporary holding site.

The bad fill was excavated and replaced with huge quantities of trap rock. In the photo at right, the new footings have been precisely sized, positioned and poured. The building is now starting its journey back into position. Once it is located above the new footings, the new foundation walls will be formed up and poured in place beneath the building. The cribbing supporting the rails will be removed, and the building lowered and secured to its' new foundation. From there, the basement level will be fully reconstructed as new living space, including two expanded spa rooms.

To the right and below, we see the building back in place and completely finished. The new first floor has been completed, the spa rooms added and enclosed, the decks replaced. In addition, the building was re-sided and re-trimmed and new deck sliders were installed.
