Our Spec House Project for 2004

Stewart Barker Builder, LLC's new home construction project for 2004 was this beautiful Cape style home in
Winhall, Vermont, very near both Stratton and Bromley. This beautiful 2,100 +/- square foot
Cape Style home, featuring 4 bedrooms, 3 baths, farm-style porch and walk-out lower level,
was sold in October of 2004.

Our new project for 2006 is in the planning stages.
We expect to be building a beautiful new home on 1.1 private acres in Jamaica,
within 4 miles of the Stratton access road, complete with a babbling brook! At the moment, this home isn't spoken for, so call Frank Newton at
Granger Real Estate for details !

Early May - The drive has been cut in to our Deer St. project. Could this be the driveway to your new home in Vermont?

Mid-May - Right now, it's just a hole in the ground, but in just a liitle while
the foundation will be in place and construction will begin.

6/5/04 - We built the forms for the foundation footings on Friday. On Saturday, we poured the concrete - with help from our excavator, Wes Ameden, to reach the tricky spots !

The foundation footings are now complete and have begun
to cure. Next week we lay up the ICF (insulating concrete form)
foundation system.

6/11/04 -The well is in! 320' in depth, it produces
10 gallons per minute - a gusher ! Thanks to the
team at Cushing for another fine job !

6/11/04 - Our ICF (insulating concrete form) system arrived from
Polysteel Northeast and the layup of the foundation walls was begun.
If your new home doesn't have an ICF foundation, you're buying old
technology that wastes an enormous amount of energy on an annual basis.
Give us a call and we'll fill you in on this impressive technology.

6/11/04 - Not only is this form system a giant leap forward in energy efficiency, but it goes up fast, too !

6/11/04 - So fast, in fact, that by late in the day that
we began the layup, we were pouring the frost wall for
the walkout basement !

6/19/04 - In one long day, we braced and poured the foundation. On Sat.
morning, the bracing came off and we cleaned up. What you see here is the finished foundation. The windows and door are in the walkout basement level. The first floor starts at the top of the foundation wall. Next steps : Basement plumbing rough in, insulate and pour the concrete floor, hang a waterproof membrane on the exterior, then backfill.

6/19/04 - This is a view down the hill to Deer St. of what will soon be the
front yard of the house.

6/24/04 - Here you see the application of the rubber membrane and the foam
board, in progress. The black membrane starts above what will be the finished grade and runs over the footings, making the basement entirely waterproof. The pink foam board goes over the membrane to ensure that the backfill doesn't puncture the membrane. This is an extra precaution that many builders don't bother with. The 2x4 at the top of the membrane/board is temporary, to ensure that no dirt ends up behind them.

6/25/04 - Dan Lucier, just completing the rough in for the walkout basement plumbing. This level will feature a bedroom, family room, 3/4 bath and a utitlity/laundry room. Next steps - backfill the foundation and basement floor, put down insulating board and wire mesh and then pour the concrete floor. All of that will happen next week !

6/30/04 - The peastone has been leveled and compacted. Over that, we install greenboard insulation, then a polyethylene vapor barrier, then wire mesh which will ensure that the basment slab is a single unit after the pour. Wit all the care taken, this is going to be a very warm, very dry basement. No energy wasted here!

7/1/04 - Here are Stewart and Gary pouring the basement floor. As the concrete is poured, it is rough leveled and the wire mesh installed earlier is pulled up.

7/2/04 - The framing has begun. The first wall of what will be the bedroom in the walkout basement has been erected. The rim joist is in place and the installation of floor joists for the first floor has been started.

7/5-9/04 - The first floor walls are up and sheathed. The gap in the sheathing at the top of the wall is where the 2nd floor sheathing will overlap, helping to tie the two floors together structurally.

7/9/04 - The interior walls in the walk-out basement have been framed. Directly in front of the camera is the bathroom (with studs left out to allow install of the shower unit). Behind that is the utility room. To the far right is a bedroom. There is a storage closet at the end of the hall.

7/10/04 - Using a lift, Drew, Gary and Stewart begin the installation of the tinber frame that will support the second floor. The home will feature beautiful exposed hemlock timbers and floor joists.

7/13/04 - With the gorgeous hemlock timberframe beam and joist system in place, the tongue and groove decking has been installed. This will form the 2nd story floor and the 1st story ceiling.

7/15/04 - With the 2nd story deck in place, the rear dormer wall is built and erected. Next comes the gable end walls, the ridge beam and the rafters. The roof goes on soon !

7/22/04 - After a few days of rain, the sun is shining once again and our efforts have turned to the ridge and the roof. The staging is in place, and with the help of a construction lift, the first section of the Microlam ridge has been put in place, along with the first of the rafters. The nearest rafter at the back of the building is a temporary support, used to balance the opposing rafter at the front of the bulding.

7/31/04 - The rains have once again abated, and we made good progress this week. The roof is on and tarpapered, the gable end walls are closed in and work has begun on the soffit trim. Unlike a lot of spec houses, this house has wide eaves or overhangs, to help protect it from the rain and snow.

8/13/04 - The septic and pump tanks for the mound system are now installed. The septic system should be 'on-line' very soon now.

8/13/04 - Despite some wet weather, the posts, beams and decking for the covered front porch have been installed, along with the front door. In addition, the plumbing rough-in is well underway, the tubs and showers have been installed in the 3 bathrooms and the electrical rough-in has begun. In the next few weeks, the rafters and decking for the front porch will go in, the exterior trim will be completed and the roof shingles will be installed. The exterior will then be clapboarded and our attention will turn to the interior once again.

8/28/04 - There has been a lot of progress made, most of it hard to show in pictures. The exterior finish has begun. Here you see the finish trim in Cabot's OVT, Tile Red, and clapboards, which are a Cedar Penofin finished hemlock. The stucco finish has not yet been added to the foundation.

8/13/04 - While the finish trim is going on, there has been a lot of progress on the interior as well. The electrical rough-in and plumbing rough-in are complete. The septic field is complete and has been covered and seeded. The insulation will be installed in just a few days, which will allow us to begin interior woodwork and drywall.

9/7/04 - Here are a couple shots of the timberframe porch going up. This is going to make a beautiful addition to the building. Once the T&G roof decking is installed and the railing goes in - what a great place to sit and enjoy an afternoon !

9/24/04 - What a difference a few weeks make ! The exterior is very nearly complete. The roof is done and the skylights are in. The porch railing went up today, and the exterior clapboards are now complete.

9/24/04 - All that remains now to call the exterior complete is some painting, application of the stucco to the exposed foundation around the house and under the deck, building the rear steps and a little trim on the door and window below the deck.

9/24/04 - Once the stucco is on, the final grading and seeding will be complete and we'll be moving inside to start insulation, sheetrock and trim. Pretty, isn't it? This exceptional home has recently gone under contract. But not to worry - we can build another. Call us today !
